It was where Bavarian king Ludwig I wanted to realise his vision of creating an architectural “Athens on the River Isar” in Munich. The district was named after no less a personage than the first king of Bavaria, Maximilian I. Maxvorstadt is also known as “the Brain of Munich”, due to the many educational institutions located here: apart from the Ludwig Maximilian University, there is the Technical University, the Bavarian Schools of Public Policy and Philosophy, not to mention the Bavarian State Library and the University Library. What’s more, many head offices of banks, insurance companies and other corporate groups are located here. In this way, the public-service radio and television broadcaster Bayerischer Rundfunk is just as much a part of this district as are the Munich tax and revenue offices – the lion’s share of which are to be found here – and the Spaten-Löwenbräu brewery group. The property was sold by a Munich investment management company and was acquired by a Munich-based family office (a private company that manages investments and trusts for a single family). The development of the Schwanthalerhöhe and Westend districts really began at the start of the Industrial Age, which led to the construction of contemporary workers’ quarters in crowded perimeter blocks. Around the year 1850, factories and breweries gradually started settling here too. The Schwanthalerhöhe district became a classic artisans’ and workers’ quarter. Munich’s oldest and best-known brewery, the Augustiner-Bräu, is located in this district. The Bavariapark and a whole series of smaller squares provide some welcome greenery in a quarter that is otherwise highly developed. The property was sold by a Munich-based community of heirs. The current property market in Munich
Munich is in demand. The latest German city rankings once again confirm the undisputed leading position of the Bavarian capital. More workers are constantly moving to Munich, Munich contains the largest number of company head offices in proportion to its population, and an above-average number of new companies are founded in Munich.
The direct economic landscape always has a crucial influence on the development of property values. The usual price increases in the Munich property market are currently being strengthened even further by the high capital pressure. German investors in particular are looking for alternatives to the volatile financial market here. And although new residential districts, modern office centres and additional district centres have been built in recent years on spacious city-centre plots, Munich is still far from being able to provide enough properties for all those who wish to stabilise their investment portfolio through property investments at the moment.
Munich Special
In addition, every quarter within a city generally has its own special features: Prices and rents are bound to vary considerably depending on location and building quality. And the many newly developed areas in Munich, both outside and inside the Mittlere Ring, are tending to change the structure of both locations and prices. The perception of convincing market opportunities is consequently often limited to “core properties”, as they might be called, in 1A locations, since institutional investors in particular often cannot deal with the specific features of other types of properties.
One of the peculiarities of the Munich market is therefore also the strong presence of solvent, often regionally based private investors and family offices whose personal ties with Munich and Bavaria allow a differentiated knowledge and valuation of the properties available.
Dynamic market development and increasing complexity
However, it is easy for a favourable opportunity to pass owners by too during dynamic phases. Who is actually always able to keep an eye on the development of all the background conditions at the same time – especially if they are responsible for mixed-use properties or several residential and commercial buildings? It is not only owners who find it difficult to assess whether a current price offer would make selling the property worthwhile or not. Even managers and administrators who are normally very familiar with their buildings all too often underestimate the potential of the complex market situation.
And who gets in touch with an agent if they are not certain whether they even want to sell the property? But a reliable partner who has the opportunity at an early stage, and irrespective of the actual business transaction, to get to know the portfolio is the ideal person to realise the best individual market opportunities at the right time. Because he can assess not only the general trends but also how the local market and location are developing specifically. Expert advice is therefore always important, especially now!
The increasing costs of maintenance
At the moment the development of values and yields are already starting to diverge clearly. Rents, which are very high in Munich anyway, cannot keep up generally with the increase in value. New investments call for a further increase in the professionalism of facility management and are driving refurbishment and administration costs up. The increase in demand for the most modern new building is increasing the competition for solvent tenants, especially commercial ones, and is creating, even in Munich, an increasing office vacancy rate at the moment.
A commitment to development and further development, to energetic upgrading, refitting and new spatial concepts, and also, especially in secondary locations, to the adjustment of the letting strategy to changed locational conditions is becoming increasingly important for acquiring a good position in the rental market and lasting value retention.
Profit opportunities at the peak?
“It is possible that the result of an expert prediction that takes all these factors into account will actually be that reinvesting sales revenues in a different property is more lucrative than retaining a particular piece of real estate because the profit opportunities could hardly be more ideal for this real estate than they are now”, says CEO Adrian Bosseler. Because if the gap between price and profit potential becomes too large, the high level of transparency of the German property market, at least in an international comparison, will tend to limit the speculative risk and thus any inappropriate upward movement of prices.
